VAT on Flats and Houses
VAT on new flats and houses in Cyprus is 19% unless conditions for a reduced 5% rate are met:
- Primary Residence: Used for 10+ years.
- Size: Up to 190 sqm, with 5% on first 130 sqm.
- Value: Up to €475,000 total, with 5% up to €350,000.
- First Purchase: No prior use of reduced VAT.
Example: 130 sqm flat, €310,000 (primary residence) = VAT €15,500 (5%).
Land
Land is typically VAT-exempt unless sold by a VAT-registered entity for commercial/industrial use (19%). Example: Land €100,000, personal use = €0 VAT.
VAT on Plots
Plots:
- 19% VAT if commercial/industrial, previously land by same owner, or another plot sold in last 7 years.
- 0% VAT if first sale in last 7 years.
- Note: Building a house may entitle you to a 14% VAT rebate under conditions.
Example: Plot €200,000, was land = VAT €38,000.
